Home Buying Secrets- Homes Are At Blue Light Special Prices, Are You Participating?

  How you take advantage of the falling home prices.  

  1. Before You Jump In The Car Shopping Get pre approved.
    Many people just get Pre-Qualified for a loan. This is not enough. Pre-approval is real- you provide all the necessary documents needed to be approved for a loan with a lender. You get a conditional approval from a lender for a dollar amount you qualify for. So that you will know all the conditions that will make this loan possible.

  2. Stay In Touch With Your Loan Consultant.
    Guidelines are changing daily. If you don’t have an approval on a property that approval is subject to change. Your loan consultant should notify you of any changes. If you feel your consultant is not will suited for you I will gladly refer you to someone who will be more attentive.

  3. Go Shopping For A Home Within The Range You Qualify
    Now that you have the dollar amount you qualify for, you can go shopping. Discuss with your realtor the options you must have in a home and those you will not settle for.

  4. Keep Your Financial Profile The Same.
    Any change in your financial picture could mean that the loan you are Pre-Approved for is no longer available. No shopping for big-ticket items like cars, furnishings, etc, keep your credit in tack, and no changes in your job.

  5. Submit Your Pre-Approval With Your Offer
    When you do this the seller knows you did your homework. The only items left are approval, inspection, title, and survey. If it is  a single family home you can close very fast because ¾ of the work was done. A seller may accept your offer simply because you can close fast.
